These terms apply to everyone who uses Nexo: the website, the app, and the paid services. By creating an account you accept them. If you don't agree, please don't use Nexo.
1. Who we are
Nexo is operated by Nexo Housing VOF, registered with the Dutch Chamber of Commerce (KvK) under number 42164696, VAT (BTW) number NL869997567B01, at Pieter Calandlaan 554, 1060 TV Amsterdam, the Netherlands ("Nexo", "we", "us").

2. What Nexo does
Nexo is an online platform where landlords, and letting agents on behalf of the owners they work for, offer homes for rent and tenants look for one. Through Nexo, landlords, agents and tenants can:
- publish and search rental listings;
- apply for a home and review applications;
- plan viewings and make and accept offers;
- verify identity and income;
- draw up and digitally sign a rental agreement;
- record the state of the home at move-in and move-out (inspection reports);
- arrange rent payments and keep their documents in one place.
Nexo is not a party to the rental agreement. The agreement is between the landlord and the tenant; when a letting agent arranges it, the owner of the home is the landlord and the agent represents them. Nexo provides the tools, templates and records; it does not rent out homes, does not act as the landlord's or tenant's agent, and does not guarantee that a tenancy comes about.
3. Who can use Nexo
- You must be at least 18 years old and able to enter into contracts.
- You need an account. Keep your login details to yourself; you are responsible for what happens in your account.
- The information you give must be true and kept up to date. That matters here: landlords decide on applications based on it.
- One person, one account. An account can be used as a tenant, a landlord or an agent, and switch between them.
4. Verification
Nexo offers identity verification and income verification (from documents you upload), both through Didit. A verified badge means the check passed when it was done. It is not a guarantee about the person, their creditworthiness or their future behaviour. Verifications can expire and may need renewing.
5. Rules for landlords
When you list a home on Nexo, you confirm that:
- you own the home or are authorised by the owner to rent it out (agents need a written authorisation per home);
- the listing is accurate, including the rent (kale huur), service costs, deposit (Borg) and the state of the home;
- you comply with Dutch rental law, including the Wet goed verhuurderschap (no discrimination, no intimidation, a deposit of at most two months' basic rent, a written description of the tenant's rights and duties), the Wet betaalbare huur where it applies, and municipal permits;
- you only ask tenants for information you are allowed to ask for.
We may refuse, pause or remove listings that break these rules or the law.
6. Rules for tenants
When you apply through Nexo, you confirm that the information in your profile and application is accurate and that documents you upload are genuine and yours to share. An application is not a booking: the landlord decides.
7. Agreements, signatures and documents
- Nexo's rental agreement templates follow Dutch law (Book 7 of the Civil Code). They are general templates, not advice for your specific situation. Both parties remain responsible for checking the terms before signing.
- Electronic signatures through Nexo record the signer's name, the time, the IP address and a fingerprint (SHA-256) of the signed document. Both parties agree that such a signature binds them as a signature on paper would.
- Inspection reports describe the state of the home as recorded by the parties. Under article 7:224 BW, the move-in report is the description of the rented property; the tenant returns the home in that state at the end, apart from normal wear.
- Signed documents are stored for both parties and can be downloaded as PDF.
8. Paid services
8.1 What you buy
Landlords and agents pay nothing: listing a home, the applicant tools, the rental agreement and the inspection reports are free.
Premium is an optional one-off purchase by a tenant, valid for 6 months. It gives access to an identity check and an income check; paying does not verify the tenant, who carries out the checks themselves after paying. Each passed check is shown as "Verified" to landlords the tenant applies to, and stays valid for 6 months.
Auto-apply is an optional monthly subscription for tenants: Nexo applies for them to new homes that fit filters they set themselves (see 8.3).
Applying, viewings, offers, the rental agreement and the inspection reports are free for tenants, with or without Premium or Auto-apply, and a landlord cannot require either. The current prices are on the pricing page.
8.2 Prices and payment
- Prices are in euros and include 21% BTW.
- Payment is made in advance through our payment provider, Mollie B.V., with iDEAL, a debit or credit card, Apple Pay or Google Pay. Other methods may be offered where shown at checkout.
- Premium and Auto-apply become active as soon as Mollie confirms the payment.
- Your payment is shown in your account. If you need an invoice, e-mail us and we send one.
8.3 Auto-apply
What it does. While Auto-apply is active and switched on, Nexo submits an application in your name to every home on Nexo that meets all of your filters (places, maximum rent, minimum bedrooms and living area, furnishing) and that you have not applied to before: homes already online when you start or change your filters, and each new one the moment it is published. It uses your profile as it is at that moment and the message you saved. It does not apply to homes whose listed requirements you do not meet (for example pets, BRP registration, household size or minimum income), or while your profile lacks what every application needs. By switching it on, you authorise Nexo to send these applications for you; they are your applications, and section 6 applies to them as to any other. You can pause Auto-apply or change your filters at any time. Auto-apply does not guarantee a viewing, an offer or a home: the landlord decides.
Subscription. Auto-apply is a monthly subscription at the price shown when you start it. The first month is paid at checkout. Each following month is charged automatically a few days before the paid month ends, to the card you paid with, or by SEPA direct debit from the bank account you paid from with iDEAL; by starting the subscription you authorise Mollie to collect these payments. You choose at checkout whether it cancels itself after 1, 2 or 3 months, or runs until you cancel. Your account shows when it ends and when the next payment is due.
Cancelling. You can cancel at any time on the Auto-apply page in your account. No further payments are taken; Auto-apply stays active until the end of the month already paid for, which is not refunded in part. Deleting your account cancels the subscription.
Failed or reversed payments. If a monthly payment fails, Auto-apply stops at the end of the month already paid for; Mollie may try the payment again. You may reverse a direct debit with your bank within 8 weeks; if you do, the month it paid for ends.
Price changes. We announce a change to the price at least 30 days before it applies to your subscription, by e-mail or in the app. If you don't agree, you can cancel before it takes effect.
8.4 Right of withdrawal (consumers)
If you buy as a consumer, you may withdraw within 14 days of purchase without giving a reason.
- Premium is a digital service that starts as soon as it is paid for. At checkout you are asked to agree that it starts immediately and to acknowledge that you lose the right of withdrawal once the service has been fully delivered — in practice, once a check has been carried out.
- Auto-apply starts as soon as the first month is paid, if you ask for that at checkout. If you then withdraw within 14 days, you pay for the days it was active, in proportion to the monthly price, and we refund the rest.
To withdraw, e-mail support@nexohousing.com within the 14 days. We refund within 14 days of your request, using the same payment method.
8.5 Refunds otherwise
Outside the withdrawal right, Premium is not refundable once a check has been carried out. If no check was carried out, contact us and we will refund it. Auto-apply months already paid for are not refunded, but you can cancel at any time (8.3). If a payment is reversed or charged back, we may end what it paid for.
9. Content you add
You keep the rights to photos, texts and documents you upload. You give Nexo the right to store, show and process them as needed to run the platform — for example, showing your listing photos to people looking for a home. You confirm you are allowed to upload them. We may remove content that is unlawful, misleading or violates these terms.
10. Reviews (NestPass)
After a tenancy, landlords and tenants can rate each other. Ratings must be honest and based on your own experience. You can dispute a rating; we review disputes and may hide ratings that break these rules.
11. Availability
We work hard to keep Nexo available and secure, but cannot guarantee it is always available or free of errors. We may change, improve or stop features; we will tell you in advance where a change materially affects a paid service you have.
12. Liability
- Nexo is not liable for the conduct of landlords or tenants, the state of a home, the outcome of a tenancy, or the accuracy of information users provide.
- Our total liability towards you is limited to the amount you paid Nexo in the 12 months before the damage, or €100 if that is more.
- We are not liable for indirect damage such as lost profit or lost rent.
- These limits do not apply to damage caused by our intent or gross negligence, or where the law does not allow them (for consumers).
13. Suspension and ending your account
- We may suspend or close an account that breaks these terms or the law, or to protect other users. We will tell you why, unless the law prevents it.
- You can delete your account yourself in your account settings. While a tenancy hasn't finished — its end date hasn't passed, or the deposit hasn't been settled — both parties still need its documents, so you can instead ask for your account to be deleted automatically once it has finished.
- After you delete your account, a finished tenancy stays available to the other party, including the documents you signed.
- After deletion we keep only what the law requires; see our privacy policy.
14. Complaints
Complaints about Nexo can be sent to support@nexohousing.com. Please describe the problem clearly. We confirm receipt within 2 working days and respond within 14 days. If we can't resolve it together, you may take it to the competent court (section 16).
15. Changes to these terms
We may update these terms. We announce material changes at least 30 days before they take effect, by e-mail or in the app. If you don't agree, you can close your account before the change takes effect.
16. Law and courts
Dutch law applies. Disputes go to the competent court in Amsterdam. If you are a consumer, you may also go to the court where you live, and you keep the protection of the law of your country of residence.
